A breath of fresh air for Maximilian Passage in Bonn: start of restructuring and reorientation activities, first unit let to go.Rheinland

Maximilian Passage in the heart of Bonn is getting ready for the future with a new concept: in the course of a comprehensive restructuring and reorientation project, the shopping arcade will be gradually turned into a modern retail and service hub. The first new tenant is go.Rheinland, the regional authority for local rail transport, funding provider for public and rail transport investment, and the organisation in charge of regional mobility concepts. go.Rheinland opened a new customer centre in the arcade on 2 July 2025.
The real estate agent Greif & Contzen Immobilienmakler was tasked to handle the marketing and re-letting of the stores in the arcade as the lead agent, acting on behalf of the Bavarian municipal supplementary pension fund, which is represented by Bayerische Versorgungskammer (BVK). The client owns the part of the arcade that begins right in front of Le Crobag and Backwerk in the western part of the arcade and ends at the existing exit towards the central bus station and the start of the old tunnel towards the central train station behind the ramp/fire door in the south-eastern part of the arcade. The goal of BVK is to re-establish Maximilian Passage as an attractive shopping and service destination for an urban crowd.
“go.Rheinland taking up a unit is a significant first step of the reorientation project. We are delighted to be able to continue developing the site in a future-oriented manner and in cooperation with the owner,” said Sandra Fischer, Head of Retail Properties at Greif & Contzen Immobilienmakler GmbH.
The new customer centre of go.Rheinland called go.Center sells tickets for local public transport (bus, tram, regional express, regional train and suburban train tickets) as well as for long-distance travel with Deutsche Bahn. Customers can also come here if they have any questions about subscriptions or the region’s mobility services. The staff members of the go.Center are happy to share information about the nearest transport hubs and park-and-ride opportunities, and can also arrange for letting of bicycle parking spaces.
Letting of further units is already underway, and negotiations are taking place with further potential tenants.
Maximilian Passage in Bonn: The shopping arcade connects Maximilianstrasse in Bonn with the city’s central train station and pedestrian area. The prominently located shopping destination is a key axis of Bonn’s inner city structure. The realignment that has now been initiated aims to significantly increase the arcade’s role as a retail and service hub for an urban crowd.
